During your conveyancing process when selling your home, you will be required to complete various forms regarding your property, one of these is a TA6. The TA6 Property Information Form is a form designed to aid you as the seller in giving important information to the buyer about the property being sold.

Following new guidance released by National Trading Standards Estate and Letting Agency Team (NTSELAT), The Law Society have updated the TA6 form which will soon become mandatory for Conveyancing Quality Scheme.

The changes are also designed to support the firm’s compliance and regulations but also make the process better for you when selling your home. The aim is that the more in-depth forms will help create stronger chains and a more efficient process by reducing the likelihood of a sale falling through.

The updated forms will include new questions on the following as well as the previous questions from the 4th edition: Asking Price, Council Tax, Tenure, Property Characteristics, Room Amount, Parking, Building Safety, Erosion Risks, Property Adaptations and Coal and Mining Areas.

If you do not have the answers to some questions, you are not obliged to answer, but do respond to questions as accurately as possible. The purpose of a TA6 form is to provide the buyer with as much information as possible about property before they make any transactional decisions, so it is important that you are honest with your answers.
